We are the porters, doorpersons, superintendents, handypersons and resident managers who maintain 3,500 buildings across the city – from historic luxury co-ops on Park Avenue, to new developments, to condos in the Upper West Side and apartments.
In a city that is often chaotic, we work hard to make sure residents are safe, and their homes are clean and comfortable. We serve as a trusted resource in times of crisis. CONTRACT FACTS
The current four-year master labor agreement between 32BJ SEIU and the Realty Advisory Board on Labor Relations (RAB) expires on April 20, 2026. The agreement covers nearly 34,000 members who maintain 600,000 households in 3,500, co-ops, condos and apartment buildings.
1,100 and counting 32BJ SEIU Strike Captains are preparing for a possible strike if necessary. Since the last contract was ratified in 2022, 32BJ SEIU has engaged in strikes to expand its membership in the city, organizing 100 new buildings and 2,000 new members into the union.
