We are the porters, doorpersons, superintendents, handypersons and resident managers who maintain 3,500 buildings across the city – from historic luxury co-ops on Park Avenue, to new developments, to condos in the Upper West Side and apartments. In a city that is often chaotic, we work hard to make sure residents are safe, and their homes are clean and comfortable. We serve as a trusted resource in times of crisis. Whether it’s calling for help in a medical emergency, clearing snow and ice during the recent snowstorms, or serving as a lifeline to housebound New Yorkers throughout the COVID-19 pandemic, we stand ready to serve our city.

After showing our power, we won our demands.

On April 17, 2026, we won our demands in a tentative agreement with the Realty Advisory Board on Labor Relations (RAB).

The new four-year agreement will offer 32BJ SEIU doorpersons, porters, handypersons, supers and resident managers $4.50/hr wage increases, 15% increase to guaranteed pension, maintenance of healthcare benefits with no premium sharing, and protection of the bargaining unit and future hires (no two tier workforce), among other wins.
